In most housing companies, heating is controlled with a single heating curve for the whole building. The curve is set so that even the coldest flat is warm enough. All the other flats are then heated too much, and the extra heat is aired out of the window. When someone wants to save energy, the curve is lowered — and the first complaint comes from the coldest flat.
Measurement solves this. When the temperature is known from every stairwell, and where needed from every flat, heating can be evened out: lowered where there is too much and raised where there is too little. Total consumption falls, because the building is no longer heated according to its coldest flat. That is exactly how we work.
HK-Säätö installs sensors in the flats and adjusts heating, ventilation and domestic water according to what is actually happening in the building. We monitor the temperature of the domestic water continuously so that it stays within the limits required by the health authorities. A deviation raises an alarm. The saving is taken where energy is wasted, not from the residents' warmth.

Energiavahti follows heat, electricity and water consumption continuously and raises an alarm on deviations. A leak or overheating reaches us before it reaches the invoice.
The automation raises an alarm to our on-call service around the clock when heat distribution, ventilation or a pump fails. We handle the situation before the resident notices.
With a maintenance contract, the automation devices, software and backups stay in order throughout their life cycle. We also maintain systems installed by others.
Our own mobile and broadband connections for the remote access of machines and devices. They are included in the full service and can also be ordered separately.
We combine heat recovery with district heating, controlled by a single automation system. District heating stays, purchased energy goes down.
Kiinteistöpilvi is HK-Säätö's own remote management service. It controls heating and ventilation according to the weather forecast, the building's measured heat demand and the price of electricity. Wireless sensors can be added to the flats, which refines the control down to individual flats. The property manager and the maintenance company see the conditions, the consumption and the saving in a browser, and can make adjustments without visiting the building. Measurement data is kept from one year to the next, so a freezing day this winter can be compared with the equivalent day last winter.
The conditions guarantee means that flat temperatures stay within the agreed limits also after energy saving measures. If measurement shows a deviation, we correct it with an adjustment at no separate charge. The guarantee requires that the heating and automation systems are in working order and are used as designed.

The board has to decide about heating between two bad options: pay too much or listen to complaints about cold flats. From us you get a third.
