Maintenance and upkeep: automation that still works ten years from now
What the maintenance contract includes
- Inspection visits at an agreed interval. We scale the interval between visits to the technology and size of the building: typically yearly or every second year.
- Checking the control settings against measurement data. We compare heating curves, time programmes and alarm limits with the building's measurement history. We restore the settings that have drifted.
- Testing of actuators and sensors. Valves and dampers are driven to their extreme positions and sensors are compared with a reference meter. Worn parts are replaced before they fail.
- Software updates. The software of the controller and the monitoring system is kept at versions that are still supported.
- Backups. The system's program and settings are copied after every change. If a controller breaks, a new one is programmed from the copy and not from memory.
- Documentation. We update the control diagrams, the point list and the device list after every change and hand them over to you.
- Maintenance report. A written report of every visit: what was checked, what was repaired and what is recommended next. The report works as an appendix to long-term maintenance planning.
When automation should be serviced
- Room temperatures vary although nothing has been changed.
- Alarms come repeatedly from the same device.
- The heating bill has risen without a clear reason.
- Changes have been made to the system that nobody has documented.
- It is more than a year since the last service, or nobody knows when it was done.
- There is no backup of the controller's program.
Systems from other suppliers
We maintain the systems most commonly used in Finnish buildings, among them devices from Fidelix, Ouman and Siemens. On the first visit we survey the system, take a backup and document the current state, so that later maintenance is based on knowledge.
Maintenance and alarm monitoring together
A maintenance contract and the alarm and monitoring service are usually made in the same contract. Monitoring then detects faults and maintenance prevents them, and the property manager has one contract and one invoicer.

Frequently asked questions
What does a maintenance contract cost?
The contract is made either at a fixed annual price or as a service package scaled to the building. The price depends on the size of the building and the number of agreed visits. Spare parts and repairs outside the contract are invoiced separately.
Does the contract tie us in for a long time?
The duration of the contract and the period of notice are agreed contract by contract.
Do we have to order maintenance from HK-Säätö if HK-Säätö installed the automation?
No. At handover you receive the documents with which any professional in the field can maintain the system. Maintenance during the warranty period is included in the delivery for 24 months.
How often does automation need servicing?
Typically yearly or every second year. The interval is agreed according to the technology and size of the building: the more devices and the older the system, the more often.
What happens if a controller breaks?
For a contract customer we hold a backup of the controller's program. We program a new controller from the copy and replace it. The control settings do not have to be built again. Without a copy, the settings have to be made from scratch.
