Turnkey building automation

Turnkey means that HK-Säätö designs, supplies, installs, programs and hands over the automation for heating, ventilation and domestic water as one whole. You get one responsible party, a documented system and trained users. We do both new buildings and renovations, and have done since 1991.

What the delivery includes

  • A survey. We go through the heat distribution room, the air handling units, the domestic water system and the current automation. We record what works and what does not.
  • Design. We draw up the control diagrams, the point list and the device list. The proposal states what is kept, what is replaced and why.
  • Devices. Controllers, actuators, sensors and, where needed, frequency converters. We work with Fidelix and Ouman Ouflex systems and use components whose reliability and spare part availability we have verified ourselves. Spare parts are in our own warehouse.
  • Balancing of the network. The heating network and the domestic hot water circulation network are balanced according to a building-specific plan and cost estimate. When heat is distributed evenly, automatic control works precisely. Balancing is one of the most worthwhile single measures in a building.
  • Installation and programming. We install the devices, program the control settings and connect the building to remote monitoring over our own operator connection.
  • Measurement in the flats. Wireless, battery-powered room and pressure sensors, whose data is used to even out heating between stairwells and flats. A sensor in 10–20 % of the flats is enough: in a building of 50 flats, 5–10 sensors in different stairwells and floors. Room sensors are an additional system in Kiinteistöpilvi and are ordered separately.
  • Commissioning and adjustment. We run the system in and adjust it with the building's own measurement data, not with default values.
  • Documentation. Control diagrams, the point list, the device list and a backup of the program are handed over to you.
  • Training. We introduce the system to the property manager, the maintenance company and the people named by the board.
  • Care during the warranty period. Maintenance of the devices and software is included in the delivery for the 24-month warranty period.

Renovation: existing devices are used when they work

In a renovation the question is not whether everything is replaced, but what has to be replaced. Actuators and sensors often last longer than the controller that operates them. In the survey we test every device and keep the ones that work. We connect a new controller and remote monitoring to the devices we keep. We add new devices only where measurement or control is missing.

Typical renovation projects:

  • renewal of the heat distribution centre, in which the automation is renewed at the same time
  • an old controller for which spare parts are unavailable or whose program can no longer be changed
  • a ventilation refurbishment in which the units are replaced but the ductwork is kept
  • a building where heating is controlled with a single heating curve without measurement in the flats

New building: automation designed for the building

In a new building we deliver the automation on the basis of the HVAC designs and fit it to the devices chosen by the developer. The building is connected to remote monitoring before handover.

How the project proceeds

  2. A written proposalYou receive a proposal in which the measures, devices, price and an estimate of the effect are itemised. The board can consider it in its meeting as it is.
  3. DeliveryProgramming and preparation of the devices are done before we come to the building, so there are few installation days. Installing a sensor in a flat takes only a moment, and residents are informed in advance.
  4. Handover and trainingDocuments, backups and user training. The building is under our remote monitoring from handover onwards.

What turnkey does not mean

It does not mean that all the devices are replaced. It does not mean that you are tied to one device manufacturer. It does not mean that maintenance has to be ordered from us. It means that one party is responsible for the delivery up to handover, and that you receive the documents with which any professional in the field can maintain the system.

Frequently asked questions

How long does a renovation take?

From order to handover typically takes 4–8 weeks, most of which is design, programming and device deliveries. Work in the building takes from a few days to about a week.

Is the heating interrupted during installation?

Replacing the controller causes only a short break in heat distribution, which is scheduled for daytime and outside the heating season whenever possible. The new controller is brought to the building already programmed, so the break stays short.

Do residents have to be at home?

Installing a sensor in a flat requires a visit to the flat, and this is announced in advance. The resident does not have to be at home if the housing company arranges access. The other work is done in the heat distribution room and the plant room.

Can an old system be connected to Kiinteistöpilvi without the whole delivery?

Yes, if the current controller has a bus interface or sensors are added to the flats. In the survey we look at which of the two makes more sense in the building.

How is the price formed?

The price is based on a survey: the size of the building, the condition of the current technology and how much of what already exists can be used. You receive a written proposal in which the price is itemised by measure.
