There are 17 of us, our premises are in Kilonkallio in Espoo, and our work happens in heat distribution rooms, plant rooms and individual flats. The principle has been the same from the start: measure first, adjust after, and promise only what can be kept.
In 1991 Kari Malinen founded a company in Espoo that did one thing: it set the heating and ventilation of buildings right. The field has changed a great deal since then. Controllers are digital, sensors are wireless and monitoring happens from the cloud. What is adjusted, and why, has not changed: a building has to be warm where the people are, and energy should be used only as much as is needed.
We treat every building with the same respect as if it were our own home. That is why we do not offer the largest and most expensive option, but the one that is best for the building.
Kiinteistöpilvi grew out of this work. When measurement data started coming from individual flats, we noticed that heating can be lowered without anyone being cold, as long as the lowering is done where there is excess heat. Today HK-Säätö is one of the largest private building automation operators in the Helsinki metropolitan area. Our own warehouse holds automation devices and circulation pumps, so a repair usually does not wait for an order. Some of the buildings we delivered in the 1990s are still under our maintenance. We have updated their systems along the way, and the customer relationship has not been broken.

We follow the development of building technology, programming and remote monitoring, but we adopt only what we have found to work ourselves. That is why our range of equipment is compact and we know it thoroughly.
Documents, backups and bus interfaces are handed over to the client. The system does not tie the customer to us: any competent operator can maintain and develop it.
