Kiinteistöpilvi: the building's conditions in one view, with a conditions guarantee
Kiinteistöpilvi is HK-Säätö's own remote management service, in which the housing company board, the property manager, the maintenance company and the property owner see the building's conditions from a browser. The property manager and the maintenance company also adjust them. Energy is saved without the flats getting cold — that is what the conditions guarantee means.

Why Kiinteistöpilvi exists
When a housing company's technology is in order and the automation works correctly, further savings are usually sought by lowering the temperature in the flats. That is an easy method, but the saving is taken from the residents' comfort, and a temperature lowered too far is not good for the structures either.
Kiinteistöpilvi solves the same problem the other way around: it removes excess heat where there is any, instead of making the whole building colder. Heating is controlled according to the weather forecast and the building's measured heat demand, and the temperature of the domestic water is monitored continuously. That is why a conditions guarantee can be given on top of the saving.
How Kiinteistöpilvi works
- Heat demand is measured from the exhaust airThe temperature of the exhaust air tells what is really going on in the building: it is an average for the whole building, not the reading of a single sensor. Kiinteistöpilvi analyses it continuously and determines the heating need from the actual heat load, not from the outdoor temperature alone.
- The weather is anticipatedThe service fetches the weather forecast and adjusts heating before a cold snap or a thaw arrives. The mass of the building warms and cools slowly, so anticipation evens out conditions and cuts peak loads.
- The price of electricity is taken into accountLocal demand response moves electricity-using loads to cheaper hours within agreed limits.
- Ventilation is evened outThe temperature of the ventilation network is controlled evenly all year round, so the supply air is neither cold in winter nor needlessly heated in summer.
- Room sensors refine the controlA separately ordered wireless room sensor system takes control down to the level of individual flats: heating is lowered where there is excess heat and raised where it is cold. A sensor in 10–20 % of the flats is enough for reliable balancing.
- Everything is storedMeasurement data is kept from year to year, so a freezing day this winter can be compared with the equivalent day last winter. The property manager and the maintenance company see conditions, consumption and savings on one screen and receive an alarm when something deviates.
The conditions guarantee
We agree the target limits for flat temperatures with the building in writing. If measurement shows that the temperatures deviate from the agreed limits after energy saving measures, we correct the deviation with adjustments to the system at no separate charge, in accordance with the terms of the guarantee.
The guarantee covers the adjustments made by HK-Säätö. It requires that the building's heating, ventilation and automation systems are in working order and are used in the planned way. The guarantee does not cover equipment faults, shortcomings arising from the structures, or the residents' own actions.
The saving is made by evening out excess heat, not by making the whole building colder. That is why the guarantee can be given.
Balancing is part of the whole
Kiinteistöpilvi is not just software. In addition to the cloud service, the whole includes the building automation devices, design and the balancing of the heating network. In balancing, we update the key components of the pipework and ensure that heat is distributed evenly throughout the building. Only after that does automatic control work precisely. We draw up a building-specific plan and cost estimate for the balancing, and we also balance domestic hot water circulation networks. Balancing is one of the most worthwhile single measures in a building.
What Kiinteistöpilvi includes
- The devices are the housing company's property and available for their whole service life. If the service ever ends, the automation stays in the building.
- The automation works independently on site. If the data connection is cut, control continues locally. Only the remote view and the forwarding of alarms wait for the connection to return.
- Mobile interface. The same view on a phone and on a computer.
- Energy savings are visible in real time on one screen, not a year later on an invoice.
- An information display for the stairwell. If it wishes, the housing company can show residents in real time how the building is doing and what is being saved.
- A monthly fee. The service is invoiced with a monthly fee based on the size of the building, the number of devices and the service content. Installation, commissioning or connection to an existing system is invoiced as a one-off project.
- A protected connection. Traffic runs over HK-Säätö's own machine connection in a VPN tunnel, separated from the public internet.

Conditions and alarms are visible before the visit, and many adjustments are made remotely. Unnecessary visits are avoided.
For the housing company board
A saving decision that does not produce complaints about cold flats, because the temperatures are agreed and they are measured.
For contractors and maintenance firms
Kiinteistöpilvi is also in use in the buildings of other contractors and maintenance firms, and it can be taken into use in buildings maintained by other operators.
Frequently asked questions
What does the conditions guarantee promise in practice?
That flat temperatures stay within the agreed limits also after energy saving measures. We correct a deviation with an adjustment at no separate charge, when the systems are in working order and are used as designed.
Are room sensors needed?
Not necessarily. The basic control in Kiinteistöpilvi works on the heat demand calculated from the exhaust air temperature and on the weather forecast. Room sensors are a separately ordered additional system with which control is refined to the level of individual flats and excess heat is removed where there is any. A conditions guarantee for flat temperatures does require measurement.
Can Kiinteistöpilvi be taken into use if someone else installed the automation?
Yes. Kiinteistöpilvi can also be taken into use in buildings maintained by other operators, when the existing controller can be connected or the necessary controls are added to the building. In the survey we look at what the building has.
Do residents see the data for their own flat?
Not by default. The view is for the property manager, the maintenance company and the people named by the board. The information screen in the stairwell shows the level of the whole building, not individual flats.
What happens if the connection to the cloud is lost?
Nothing from the resident's point of view. The automation keeps adjusting on site independently, and the measurement data transfers to the cloud when the connection returns.
Who owns the devices and the measurement data?
The devices are the property of the housing company. The measurement data is stored in Kiinteistöpilvi and is available to the housing company throughout the service. If the service ends, agree on retrieving the data before it does: after it ends, the data is not kept.
