For housing companies and boards: a heating decision that does not cause complaints
What the board receives
- A survey report that describes the building's current state: where there is excess heat, where it is cold and where energy is being wasted.
- A written proposal in which the measures, the price and an estimate of the saving are itemised so that it can be attached to the agenda of the general meeting as it is.

How a project proceeds to the general meeting
- The board orders a surveyFree of charge, no commitment. We go through the technology on site and interview the property manager and the maintenance company.

- The general meeting decidesWe help to draw up the presentation: what will be done, what it costs, what is saved and when the investment is paid back. Depending on the articles of association, the board can often decide on smaller measures without a general meeting. These include room sensors and a check of the control settings.

What residents notice
More even warmth. Flats that were cold before become warmer. Flats where a window was kept open in winter cool down to the agreed target temperature. We agree the target limits with the board within Motiva's recommendation of 20–22 °C, and we measure the temperatures.
Questions asked in board meetings
How quickly does the investment pay for itself?
It depends on the starting point. Room sensors and a check of the control settings are a small investment that pays for itself quickly. Renewing the whole automation in connection with the heat distribution centre is a larger project whose payback is calculated in the survey from the building's own figures.
Is this the same as balancing the heating network?
No, but they complement each other. Balancing evens out the flow of water to the radiators once. Building automation and measurement in the flats adjust the heating continuously according to the weather and the measured temperatures. When the network is balanced, more benefit is obtained from the automation.
Can the project be done in stages?
Yes. The most common order is measurement and a check of the control settings first, and renewal of the automation later, when the heat distribution centre or the ventilation is due for renewal anyway.
What happens if the saving does not materialise?
The conditions guarantee in Kiinteistöpilvi concerns temperatures: flat temperatures stay within the agreed limits, and we correct a deviation with an adjustment at no separate charge. The saving is visible in Kiinteistöpilvi every month. If it falls short of the estimate, we look at the measurement data to see why and correct the control.
Does the property manager or the maintenance company get access to the system?
Yes. The board decides who has a view and who has the right to make adjustments.
