For maintenance companies: alarms interpreted, adjustment remote, a visit only when needed
What the maintenance company gets
- A view of your own buildings. Temperatures, pressures, the state of pumps and consumption, before you set off. Kiinteistöpilvi
- Remote adjustment. Time programmes, heating curves and alarm limits are changed from a browser.
- Alarms interpreted. Which device, which value, what probably happened.
- Automation support. When the fault is in the controller or the program, an HK-Säätö technician comes or repairs it remotely. The maintenance company does not have to master every system.
- Connections ready. The building's remote connection runs on HK-Säätö's machine connection, not on the maintenance company's mobile dongle.
Who repairs which fault
An automation fault does not always look like an automation fault. An air handling unit can stop because the fan's frequency converter is broken, or because a time programme has been left in the wrong position. The first is the maintenance company's work; the second is solved remotely in minutes.
That is why we interpret the alarm before it is passed on: the message states which device, which value and what probably happened. When the fault is in the controller, the program or the settings, HK-Säätö handles it remotely or sends its own technician. When the fault is in a device, the maintenance company receives a task in which the device is already known. Neither has to guess whose work it is.
Two ways to work together
Building by building. The housing company orders monitoring or Kiinteistöpilvi from HK-Säätö, and the maintenance company is given access rights to it. This is the most common model.
Partnership. The maintenance company offers Kiinteistöpilvi to its own customers and uses HK-Säätö as the automation supplier. Kiinteistöpilvi is also in use in the buildings of other contractors and maintenance firms, and it can be taken into use in buildings maintained by other operators.
Questions maintenance companies ask
Does this take work away from us?
No. Adjustment and fault diagnosis are done remotely, but device replacements, filters, pumps and all the work done by hand stay with the maintenance company. The difference is that you set off for the visit knowing what is wrong.
Who receives the alarm first?
As agreed. The most common model: urgent alarms to HK-Säätö's monitoring, which interprets them and forwards a task to the maintenance company; the rest directly to the maintenance company through Kiinteistöpilvi.
Can we use Kiinteistöpilvi in buildings where the automation is not from HK-Säätö?
Yes, when data can be obtained from the system. We survey the building and tell you what connecting it requires.
What happens if an alarm comes at night?
Urgent alarms go, as agreed, to HK-Säätö's on-call service, which assesses the situation around the clock. The maintenance company receives a task only once it is clear that a visit is needed and what has to be done on site.
Can we change the settings ourselves?
Yes, within the agreed limits. Time programmes, heating curves and alarm limits are changed from the browser, and access rights are set in Kiinteistöpilvi building by building.
