For property owners and developers: automation anyone can maintain
What the owner gets
- A documented system. Control diagrams, the point list, the device list and a backup of the program are handed over to the client. With them, any company in the field can maintain the system.
- Open buses. The controllers use open Modbus and BACnet buses, so devices can be replaced and added without renewing the whole system.
- Ownership of the measurement data. Consumption and conditions data is stored in Kiinteistöpilvi and is available to the owner. Kiinteistöpilvi
- The life cycle. A maintenance contract, spare parts and updates from the same place, and devices whose availability we know.
- A verifiable saving. Energy efficiency is shown as measured, not as calculated. The measurement data is also available for an energy performance certificate and for sustainability reporting.
How vendor lock-in happens — and how to avoid it
Vendor lock-in does not come from the contract but from what is missing at handover. If the program cannot be read, there is no points list and the bus is not open, the next maintainer has to start from scratch or order the work from the original supplier. The lock is not legal but informational.
Avoiding it costs little at the procurement stage; undoing it later costs a great deal. Require an open bus, complete handover material and a backup of the program, and write them into the invitation to tender. We hand them over in any case, but it is worth writing the requirement into the documents regardless of who does the work.
A new building
We deliver the automation on the basis of the HVAC and electrical designs and fit it to the devices chosen by the developer. The building is connected to remote monitoring before handover.
An existing building
We survey the current automation, test the devices and propose what to keep and what to replace. Often a new controller, remote monitoring and additional measurement are enough. Existing actuators are used when they work.
Questions owners ask
Does HK-Säätö's automation tie us to HK-Säätö?
No. The documents, backups and open buses are handed over to the client, and maintenance can be ordered from anyone. Most of our customers continue with us because we know the building, but that is a choice, not a necessity.
Do you also deliver to commercial and office properties?
Yes. The same measurement-based control works in buildings where the hours of use vary and where an empty building should not be heated or ventilated at full power.
What should be required in the handover material?
At the very least the control diagrams, the points list, the device list and a backup of the program. With these the system can be taken over without the original supplier. It is also worth requiring that the material is updated after every change — an out-of-date points list is almost as awkward as a missing one.
Who is responsible for the automation at the contract boundary?
It is agreed project by project. The most common model is that the HVAC and electrical contractors are responsible for the devices and the cabling and HK-Säätö for the automation, the adjustment and the commissioning. The boundaries are worth writing out before the work starts, because that is exactly where later ambiguity arises.
How is the price formed?
On the basis of a survey. In a new building the quotation is made from the designs, in an existing building after a survey visit. In both cases you receive a written quotation in which the devices, the work and the services are itemised.
