What the property manager gets

When the buildings have automation from different suppliers
A typical portfolio contains Fidelix, Ouman, Siemens and systems whose supplier nobody remembers any more. Each has its own user interface and its own credentials, and there are as many of them as there are buildings. This is not solved by replacing every system at once.
We connect the existing systems to Kiinteistöpilvi as and when measurement and alarm data can be obtained from them. For the buildings that cannot be connected, the survey tells you what connecting them would require. The view grows one building at a time, and no working system has to be dismantled for it.
How the cooperation works
- The buildings are surveyedWe go through what automation each building has and what can be obtained from it into Kiinteistöpilvi. The survey is also made for systems installed by others.
- Alarm routes are agreedWho receives what and when: urgent alarms immediately, the rest in Kiinteistöpilvi.
- Access rightsThe property manager sees everything, the maintenance company its own buildings, the chair of the board their own building. Rights are set in Kiinteistöpilvi.
- ReportingConsumption, deviations and the adjustments made are visible in Kiinteistöpilvi, ready for a board meeting.
Questions property managers ask
Does this work in buildings where someone else installed the automation?
Yes, when measurement and alarm data can be obtained from the system. Fidelix, Ouman and Siemens systems as well as other commonly used systems can be connected. In the survey we look at this building by building.
How is this different from the maintenance company following the alarms?
The maintenance company sees the alarm when it arrives. HK-Säätö's monitoring also sees the measurement history, which shows why the alarm came. We make many repairs remotely without a visit. The maintenance company receives a task already interpreted, not a code.
Can I change the maintenance company without the automation suffering?
Yes. The automation and its documents belong to the housing company, the monitoring is with HK-Säätö, and the maintenance company's access rights are changed in Kiinteistöpilvi.
How is automation included in long-term planning?
The service report states what was checked, what was repaired and what is recommended next. That gives the long-term plan the information on the condition of the automation and the need for renewal, so the renewal can be timed together with other projects.
Can alarms be routed to different people in different buildings?
Yes. The routes are agreed building by building: urgent ones to HK-Säätö's monitoring or to the maintenance company, the rest to Kiinteistöpilvi. The same property manager can therefore use a different model in different housing companies.
What does this cost the housing company?
Kiinteistöpilvi, Energiavahti and the alarm service are invoiced from the housing company with a monthly fee based on the size of the building. The connection is invoiced as a one-off project. For the property manager, use of the service is free of charge as part of the building's service package.
