Knowledge base

Here we have collected answers to the questions that housing company boards, property managers and maintenance companies ask about building automation, heating control and saving energy. The answers are based on what we have measured in buildings since 1991. The articles can be read without ordering anything.

Short answers

What is a heating curve?

The heating curve tells the heating controller how warm the water flowing to the radiators should be at each outdoor temperature. One curve for the whole building means that every flat is heated by the same rule, regardless of whether it is upstairs or downstairs, at the end of the building or in the middle.

What is balancing of the heating network?

Balancing evens out the flow of water to the radiators so that every radiator receives the amount of heat it was designed for. At the same time the key components of the pipework are updated. The domestic hot water circulation network can be balanced as well. After that, automation continuously adjusts how warm the water fed into the network is.

What is heat recovery?

Heat recovery takes the heat out of the exhaust air before the air is blown outside and transfers it to the supply air or to the heating network. In an apartment building with mechanical exhaust ventilation and no heat recovery, the heat in the exhaust air is lost entirely.

What does remote monitoring mean?

Remote monitoring means that the building's automation sends measurement data and alarms to a monitoring centre where they are followed without visiting the building. We make some adjustments remotely, and when we do go to the building, we already know which device is involved.

What does the conditions guarantee mean?

That flat temperatures stay within the agreed limits also after energy saving measures. We agree the limits in writing, we measure them, and we correct a deviation with an adjustment at no separate charge. The guarantee requires that the systems are in working order and are used as designed. Kiinteistöpilvi
