Energiavahti: consumption visible before the invoice
How Energiavahti works
We connect readers to the building's heat distribution, electricity metering and water meter. Where needed, we install wireless temperature and pressure sensors in the flats. The measurement data is transferred over our own operator connection to Kiinteistöpilvi, where it is compared with the building's own history and the outdoor temperature. Kiinteistöpilvi
When consumption exceeds the limit set for it, or deviates from what the building has consumed before in the same weather, our monitoring receives an alarm. We investigate the cause in the measurement data and correct the control remotely — or send a technician if it is a device fault.
What Energiavahti detects
- A water leak. If water is used at night when nobody is using it, something is leaking. Energiavahti raises an alarm about night consumption before the damage shows in the structures.
- Overheating. When the supply water temperature is too high in relation to the outdoor temperature, or the flats are above 22 degrees, heat is being aired outside.
- A jammed actuator. A valve or damper that does not close shows up as consumption that does not fall when it should.
- Ventilation or heating running at night. A time programme left switched on runs at full power in an empty building.
- Excess heat in domestic hot water. Water that is too hot costs money every day and wears the heat exchanger.
- A peak in electricity consumption. A failing pump or fan draws more current than one in good condition.
What Energiavahti adjusts
Energiavahti is not just a meter. When the building is connected to the automation, it lowers heating in flats where measurement shows excess heat and raises it where it is cold. Ventilation is controlled according to carbon dioxide and humidity measurements, so an empty building is not ventilated at full power. Adjustment is made within the agreed limits: the conditions stay, consumption falls.

Frequently asked questions
Does Energiavahti work without HK-Säätö's automation?
Yes. Consumption monitoring and alarms can be taken into use alongside the current automation. Control requires that the controller can be connected to Kiinteistöpilvi over a bus interface.
What does Energiavahti cost?
The price consists of the installation and a monthly fee that covers monitoring, handling of alarms and the consumption data in Kiinteistöpilvi. The monthly fee depends on the size of the building and the number of measuring points.
Who receives the alarms?
HK-Säätö's monitoring. The alarm is also forwarded as agreed to the property manager or the maintenance company, and all alarms and their handling are visible in Kiinteistöpilvi.
How much does Energiavahti save?
A typical saving in heating energy is 10–30 % depending on the building's starting point and technology. The largest savings have been achieved in buildings whose automation was in need of a significant update. A leak detected in time also saves repair costs that never show on the energy bill at all.
Is the measurement data visible to residents?
Not by default. The data is visible to the property manager, the maintenance company and the people named by the board. Data about individual flats is handled in accordance with the housing company's privacy policy.
