Alarm and monitoring: the fault reaches us before the resident
How the service works
Alarm limits are programmed into the building's automation: temperatures, pressures, the state of pumps and the positions of actuators. When something deviates, the alarm travels over our own operator connection to our monitoring. The person on duty looks at the measurement data to see what it is about and decides on the action: remote adjustment, sending a technician or calling a partner. Every alarm and its handling is recorded in Kiinteistöpilvi, where the property manager can see them.
What we monitor
| System | Typical alarm | What happens without monitoring |
|---|---|---|
| Heat distribution | Supply water temperature drops, pressure falls | Radiators go cold, risk of freezing in cold weather |
| Domestic water | Temperature too low or too high | A cold shower or a legionella risk |
| Air handling unit | Fan stops, filter clogs, heat recovery freezes | Indoor air quality falls, humidity rises |
| Circulation pump | Pump stops or draws too much current | The heating water does not circulate, the pump is damaged |
| Actuators | A valve or damper does not reach its position | Control does not work, consumption rises |
| Consumption | Night-time consumption of water or heat | A leak continues unnoticed |
How quickly we react
Urgent faults, such as heat distribution stopping in freezing weather or a water leak, start action immediately, regardless of the time of day. Non-urgent faults, such as a filter alarm, are handled on the next working day. Response times are agreed in the contract according to the building.
Often the repair is made remotely without a visit: the control is restored, a time programme is corrected or an alarm limit is checked. When a visit is needed, our monitoring has already seen the measurement data. That is why the technician knows which device is involved before leaving. Our own warehouse holds automation devices and circulation pumps, so the replacement part is usually already with us on the first visit. Pipework and ventilation work is handled through our partner network.
Upkeep in the same contract
The alarm service and a maintenance contract are usually made together. The same contract then covers the handling of alarms, inspection visits, software updates, documentation and backups.
Who we serve
For a housing company that does not want the resident to be the first to notice a fault.
For a property manager with dozens of buildings and no time to follow the automation of each one.
For a maintenance company that wants an alarm already interpreted rather than as a bare code.
For a public-sector client whose premises stand empty for part of the day and who has to detect a fault before the users do.
Frequently asked questions
Is the monitoring really around the clock?
Yes. Alarms are received and assessed around the clock, every day of the year. The repair of non-urgent faults is scheduled for working days.
Which number do I call if I notice a fault myself?
Call 010 325 4300. The same number is both the switchboard and the on-call number, and it serves around the clock.
Does the service work in systems installed by others?
Yes, when alarm data can be obtained from the system. Fidelix, Ouman and Siemens systems as well as other commonly used systems can be connected to our monitoring. In the survey we look at what the building has.
What does the service cost?
The price consists of the connection and a monthly fee that covers receiving alarms, the situation assessment and remote repairs. Visits to the building are invoiced separately or included in a maintenance contract.
Does the property manager hear about every alarm?
As agreed. The most common model is that urgent alarms are forwarded immediately and the rest are visible in Kiinteistöpilvi. Forwarding of alarms can also be directed to the maintenance company.
