About a quarter of the flats in apartment buildings in Espoo were completed in the 1960s and 1970s and almost 40 % after 2010. District heating heats more than 90 % of the apartment buildings in Espoo. In the older suburbs the heat distribution centres and controllers are often of the second or third generation, and heating is controlled with a single heating curve without measurement in the flats. In new buildings the automation is ready, but the settings for the first heating season easily stay at their default values. In both cases measurement is the first step. Espoo has 396 educational buildings, 450 retail buildings, 334 office buildings and 121 healthcare buildings. Schools, day-care centres, government buildings and retail premises are close by in our home city, and a different rule applies to them than to housing companies. A building other than a residential building, whose heating or air conditioning system has a nominal power above 290 kilowatts, must have an automation and control system, and for buildings already in use the deadline was 31 December 2024. Whether the limit is exceeded depends on the power rating, not on the type of building. Automation requirement Source: Helsinki Region Statistics (Statistics Finland), building stock 2024.
For an urgent fault we leave immediately, and the journey from Kilonkallio to a building in Espoo is short. We repair many faults remotely without a visit.
Yes. Some of the buildings we delivered in the 1990s are still under our maintenance, and their systems have been updated along the way. Often a partial modernisation is enough: the existing actuators and sensors are connected to a new controller and to remote monitoring without replacing the whole system.
On a survey visit we go through the technology on site and tell you what is worth doing and in which order.
